We are a boutique real estate investment and asset management company based in Geneva, Switzerland.

We provide a tailor-made service to family offices, wealth planners and private individuals who seek exposure to direct real estate investments across Europe.

Mandate

SRE can create a dedicated investment structure for the sole benefit of the client.

Day-to-day activities are managed by SRE with the client maintaining control over all key decisions.

Asset Management

SRE can manage an existing property and / or portfolio on the client’s behalf.

Property Sourcing & Acquisition

SRE can source opportunities in line with the client’s strategy and expectations in Europe. SRE acts on behalf of the client during the bidding process, due diligence, sourcing of financing and execution of the transaction.

From origination to disposition, every step is key to deliver expected performance

Deal sourcing

SRE gives Client access to a Pan European deal flow generated through contacts made over the last 15 years. SRE hit ratio target is below 15%; i.e, less than 15% of the deals sourced are presented to the client.

Structuring and Due Diligence

Once under exclusivity, SRE will structure a team of professionals (Legal, Tax, Technical, Commercial) to perform due diligence. Likewise, SRE will coordinate the set up of an ad-hoc investment structure (if required) based on the client’s needs and requests.

Acquisition and Financing

SRE will manage SPA negotiations on behalf of the client but based on client recommendations and in conjunction with all Advisors. SRE also sources and executes third party financing for most transactions (if needed).

Asset Management

SRE has interactions in all European markets with Property Managers and advisors. On the Corporate side, SRE has developed a relationship with a pan European entity but is open to working with any other firm.

Reporting and Decision making

A yearly budget is approved by the client. With this approval, SRE manages the property day-to-day. Outside of the budget, any cost must be approved by the client. A report is provided to the client every 6 months.

Disposition

Disposition is a client decision only. SRE will nevertheless proactively recommend disposing of a property if all conditions are met. Sale to occur either off-market or with a sale Agent depending on the asset.

The team

  • 16-years experience in Commercial Real Estate activities on both Investment and Financing side all over Europe.
  • Over €1.5bn of property acquisitions executed and over €3.5bn of loan financing implemented in European markets (UK, France, Germany, Spain, Italy, the Netherlands, Belgium).
  • Worked and learned with best-in-class Investment and Asset Management Institutions such as BNP Paribas (2 years – NYC), Covivio (Paris), GE Capital Real Estate (7 years – Paris and London) and UBS (5 years – Geneva).
  • Developed a strong and reliable network over the years to source opportunities, execute and structure transactions.
  • MSc in Finance from EDHEC Business School.
  • 12-years of Commercial Real Estate experience gained in the UK, Spain, Switzerland and New Zealand.
  • Led teams at leading global real estate consultancies (JLL and CBRE) in valuations and capital markets, acting for institutions and private clients.
  • Worked in boutique real estate investment and asset management firms with a focus on core, core+ and value add real estate.
  • Acquired ca €160m of value-add investments in Spain during a period of 18 months.
  • Member of the Royal Institution of Chartered Surveyors.
  • MSc in Real Estate from Bayes Business School, London (formerly known as Cass Business School).
  • BSc Hons (1st Class) Real Estate Management – Kingston University, London.

Not only do we see it as our responsibility to protect Planet Earth, but there is now strong evidence indicating that unsustainable buildings show inferior investment performance to their more sustainable counterparts.

Real estate investment involves risk management – risks that come in numerous forms. In our view sustainable buildings mitigate against risks and therefore being proactive is just good risk management.

SRE are currently managing, on behalf of a private client, the refurbishment of a Grade A office asset to make it carbon neutral ready.
